The real estate company Þórkatla starts buying residential properties in Grindavík in April.

Now 334 individuals who own residential property in Grindavík have requested to sell their housing to Fasteignafélag Þórkatla in a digital application system that was specially set up for the project. In addition, Fasteignafélag Þórkatla has also received requests from those that have not been able to use the system. Considering the scale and the necessary preparatory work, the aim is to start buying housing in early April. 

Owners of around 900 apartments in Grindavík can participate in the program, and therefore more than a third have already chosen that way in the first week after the opening of applications. It was estimated that the processing of applications could take about 2-4 weeks, subject to the number of applications and the scope of their processing, which varies from property to property.   

Over the past week, improvements have been made to the application system and inquiries have been answered. The company has benefited from the help of Stafrænt Ísland and representatives of the District Commissioners during the preparation, as well as providing important services throughout the sales process. 

In light of the number of applications and inquiries, the company would like to provide the following information: 

Fasteignafélagið Þórkatla is not permitted to dispose of properties that are subject to priority rights (right of purchase, right of first refusal or right of lease) to other than the previous owners for up to two years from the entry into force of the law on the remedy, March 1st 2024. 

Those that have requested priority rights to their property will keep that right for at least three years or until March 1st , 2027. 

Sellers can negotiate with Fasteignafélagið Þórkatla for rent or access to the sold property, or part of it, at the same time as the sale or later. No one other than the seller has this option in the case of properties that are subject to priority rights for up to two years. 

There is a lot of work going on at Fasteignafélagið Þórkatla preparing the purchase and managing the portfolio. The company has made it a point to ensure equality in the processing of applications and to ensure that the change of ownership is in accordance with the law.

Fasteignafélagið Þórkatla ehf. was founded on the 27th of February last. and the company's fully staffed board began work on March 8. The purpose of the company is to take care of the purchase, management and disposal of residential property in Grindavík, which will be purchased in accordance with the Act on the purchase of residential property in Grindavík no. 16/2024.
